These Terms and Conditions apply to all services provided by ADN Cleaning Services. They outline what’s included, your responsibilities as a client, and how we ensure a smooth, professional service.

Full-day availability

The property must be available for the full day on the service date.

Keys required

A full set of keys must be provided so our team can access the property.

Rescheduling

If the cleaner cannot attend due to unforeseen reasons, we will offer the next available slot.

Introduction

These Terms and Conditions apply to all services provided by ADN Cleaning Services. By booking a service with us, you agree to the terms below. They help ensure a consistent, high-quality service and set clear expectations for both the client and our team.

General Terms for All Services

  • All services are subject to availability and prior confirmation.
  • If upon inspection of the property conditions a variation in the original quote is identified, the client will be informed and work will proceed only upon approval.
  • The client must ensure access to the property and provide hot water and electricity during the service.
  • The client must ensure that hot water and electricity are available throughout the service.
  • Our team will bring all necessary equipment and cleaning products.
  • The property must be vacant during the service unless agreed otherwise.
  • The property must be free from rubbish, personal belongings, and any obstacles that may impede cleaning.
  • If the property is occupied, internal cleaning of areas containing personal belongings is not included.
  • ADN Cleaning Services is not responsible for pre-existing damage or normal wear and tear of surfaces.
  • Eco-friendly products, trained staff, and flexible booking options.
  • Balcony cleaning: photos are required in advance to provide an accurate price.

Full-Day Access and Keys Requirement

Full-day availability

To deliver the service properly, the client must make the property available for the full day on the scheduled service date. Exact start and finish times cannot be guaranteed as timings depend on the property condition, size, and scope.

Keys are mandatory

A minimum of one full set of keys must be provided before the service so our cleaner(s) can access the property and complete the work. Keys will be returned upon completion as agreed.

Access to the property one day prior to the service may be recommended for equipment/material drop-off, subject to coordination and client approval.

Payment

Payment must be made before the start of the service to avoid delays or cancellations.

Changes, Delays and Rescheduling

While we always aim to attend on the agreed date, the client acknowledges that the service may be subject to modifications, delays, or rescheduling due to operational circumstances.

Important

This may include (but is not limited to) staff illness, transport issues, emergencies, severe weather, or unforeseen events that prevent the cleaner from arriving. In such cases, ADN Cleaning Services will offer the next available date/time to complete the service.

Added Value: 4-Day Re-clean Guarantee

We offer a 4-day re-clean guarantee for any corrections if you are not completely satisfied, provided you notify us within four (4) days of service completion.

Re-cleans are subject to supervisor review and approval. Refunds will not be issued unless a supervisor confirms and management approves such an agreement in writing.

End of Tenancy / Pre-Tenancy Cleaning

By confirming an End of Tenancy Cleaning booking, the client agrees to make the property available for the full day on the scheduled service date. We commit to attending at the agreed start time; however, exact start or completion times cannot be guaranteed in exceptional circumstances beyond our control (force majeure).

✅ The service includes:

  • Bedrooms: skirting boards, switches, sockets, doors, mirrors, cobwebs, picture frames.
  • Bathrooms: descaling, taps and shower screens, disinfecting toilet and bidet, drains and shower cubicles.
  • Kitchen: cupboards inside and out, fridge/freezer inside and out, microwave inside and out, deep oven clean, dishwasher and filter.
  • Living areas: skirting boards, lamps, mirrors, fireplace, internal windows, cobweb removal.

⚠ Important Notes:

  • Kitchen and appliance cleaning are included.
  • Upper surfaces on top of cabinets are not included (available at an additional cost).
  • Blinds are not included (available at an additional cost).

After Builders Cleaning

Please confirm in advance whether internal cabinet cleaning is required, as this service incurs an additional cost.

✅ The service includes:

  • Removal of light construction residues, such as dust and plaster (non-hardened).
  • Deep cleaning of all accessible areas: floors, skirting boards, switches, sockets, doors, and internal glass.
  • External cleaning of kitchen furniture and appliances (visible surfaces only).
  • Internal cleaning is included only if the furniture and appliances are new and completely empty, and is limited strictly to dust removal.
  • General removal of post-construction dust and surface dirt.

⚠ Important Notes & Limitations:

  • We do not remove cement. Only light plaster residues may be treated.
  • We do not use abrasive materials, sharp tools, or aggressive chemicals, as these may damage surfaces.
  • The use of such materials is the responsibility of the builder, contractor, or client.
  • We only use professional neutral cleaning products.
  • If stronger products are required, they must be provided and authorised by the client or contractor.
  • The use of stronger products will be considered additional work and may incur an extra cost.
  • Responsibility for results or potential damage from stronger products lies with the client.
  • We do not remove paint from wooden floors or delicate/wooden surfaces.
  • Cleaning of window frames is available at an additional cost.
  • Paint or plaster removal from certain surfaces will be assessed on the day of the service.
  • If paint or plaster removal is possible, it will incur an additional charge.
  • If not possible, we will inform you which areas cannot be treated.
  • The property must be free of large debris, tools, or construction materials.
  • The service is carried out in a cleaning-ready environment, not an active construction site.
  • This service requires full-day availability (approx. 7–8 hours).
  • Our team will bring all standard equipment and cleaning products required.

Windows

  • Glass cleaning is included.
  • Removal of silicone, adhesives, or other difficult materials is not included.
  • These require specialised treatment and will be quoted as an additional service.
  • Such residues are typically the responsibility of the builder.

Cabinets & Appliances

  • Internal cleaning is not included for cabinets, wardrobes, ovens, fridges, or other appliances (available at an additional cost).
  • Oven and fridge cleaning are included at no extra cost only if they are new.
  • Otherwise, an additional charge will apply.

Excluded Responsibilities

  • Surfaces that have not been properly treated, sealed, or finished by the builder.
  • Damage, stains, or residues resulting from poor workmanship.
  • Areas requiring repair, sealing, or restoration.

Work That Falls Under Builder or Specialist Responsibility

  • Hardened cement or concrete.
  • Paint embedded in porous or delicate materials.
  • Silicone, adhesives, or chemical residues requiring technical removal.
  • Mould, damp, or leaks (these require repair and waterproofing).

Scope of Service (Important Clarification)

A professional cleaning service focuses on removing dust, surface dirt, and light residues, leaving the property in a clean and habitable condition.

This service does not replace the work of a builder and does not include repairs, surface restoration, or removal of materials requiring specialised tools or chemicals.

Commercial Cleaning

A floor plan or a preliminary site visit is required. Specific terms and conditions for the service will be defined in the corresponding contract.

Service Rate Review

Our service rates are reviewed annually every April, in line with any adjustments made by the government. Any rate updates will be communicated to clients in advance before implementation.
